Marketing Your Home – Associated Brokers Lake of the Ozarks

My General Marketing Plan
Agent to Agent Marketing – The most productive source of leads on our listings is our MLS - the multi list service. Your listing in the MLS is available to Buyers working with ALL the agents in the Lake of the Ozarks Board of Realtors and the Bagnell Dam Board of Realtors. The lockboxes can be accessed by any agent in the 2 boards. We usually require showing appointments so we can contact the owners before a showing and track the showings. We use an online feedback program, Showing Suite, which synchs with the lockbox placed on your home to automatically send a feedback form via email to any agent showing your home and once completed will be automatically email to you. We usually follow up with a phone call to the agent within 24 hours if there is no response or if there appears to be some interest.
We use the MLS message board to inform agents of new listings, price changes and to generate agent interest in your property.
We send online eFlyers with photos to the agents personal email addresses and use every opportunity to promote our listings in person.
It is the policy of Associated Brokers to co-broke with any licensed Missouri Real Estate agent and we will assist agents that do not belong to our board to show your home.
Online Marketing Program – our strategy is to use several online lead generation and search engine optimization marketing tools to ensure our listings get maximum exposure. The MORE buyer leads we generate for your home, the more buyers we talk to and show your property to!
Listing to Leads
The standard way of marketing your home online is to market your home on a bunch of websites create a virtual tour and single property website and hope to get a buyer to show the home to! A much better way is to create a buyer lead generation platform around your listing to literally drive hundreds of interested buyers for your home to me. With the Listing to Leads platform we create Virtual Tours, Single Property Websites, Craigslist listings, eFlyers, Blogs, QR codes, Single property websites optimized for smartphones, Facebook, YouTube, Twitter, Video and Landing Pages. The premiere Virtual Tour program that allows a buyer a more interactive experience to view your home over the internet and smartphones. VisualTour also distributes your tour to many national sites including Realtor.com, Trulia, Zillow, MSN, Yahoo, and large regional franchise websites as well as some regional and local multiple listing service databases. It also gives us the options to share the tour on Facebook, Twitter, Google+, Cragislist and many more. Each Friday you will receive a report that shows the number of views and the source. Lake of the Ozarks MLS and Point 2 – Lake of the Ozarks Board of Realtors uses the Point 2 listing syndication service to provide accurate listing information to get your listing advertised in dozens of real estate sites on the web.
Associated Brokers In house websites and IDX servers. From years of experience we know the Buyers that are online are looking for information on homes that fit their price range and area. When they come to our site it is the IDX that they are primarily interested in. IDX stands for Internet Data Exchange, an agreement between the agents to share all of the listing data in our MLS with our customers. (Unless a Seller has opted out.) The more places you can get the IDX link or data the more opportunity a Seller has to get his home viewed. We have several in house websites that have IDX on them and it is our belief that Buyers are more confident in researching homes without having to sign in to get the listing information. It is important to make sure when a Buyer does a search for Lake of the Ozarks Real Estate that our site are on the first page of results but it is good to know that your listing will show up in all the Lake of the Ozarks agents sites that have IDX. Traditional Real Estate Marketing
Print Ads – We regularly advertise in the following real estate magazines in the lake area.
The Real Estate Book – This is the local version of the National Real Estate Book and it is distributed in a large area around the lake and also features an online IDX data on their website. They also provide QR codes for information by text on their listings in the magazine and we also have their sign riders on many of our listings and on the docks so potential buyers can get immediate information on their smartphones.
Lake of the Ozarks Real Estate Guide – one of the oldest and most recognized local real estate magazines distributed all around the lake and the entire magazine is available online. They also provide text codes to IDX information.
Real Estate Lake of the Ozarks – a local magazine published by Lake Media and distributed lake wide. This magazine can also be found online at LakeNewsOnline Real Estate section.
WestSide Star newspaper – This is a free newspaper sent by mail to a large area on the lake. It has proved to be a great source for leads.
Signs- We place For Sale signs on the Lakeside, Dock and Roadside of your home and arrow signs to assist agents and potential Buyers to find your home easily. We also place flyer boxes and QR code sign riders on the dock and the roadside of the property with contact information.
Photos – We do a complete photo shoot of your home, exterior and interior, views, and dock. We continually update those photos as the seasons change and if there are improvements done on the property. It is our goal to create a series of photos that make buyers see themselves in your home. We do a virtual tour photo shoot and a still photo shoot for ads and MLS pictures.
Other information – We send monthly updates on sales and listing inventory, marketing reports and review our marketing strategy with you. We also update your CMA on a regular basis and discuss with you to determine if we need to adjust pricing. We will keep you informed of any new listings, pending listings or sold listings in your neighborhood and area.
